PREPARE YOUR HOME
When preparing your home for sale we recommend all of our clients complete the Level 1 items listed below. Choosing to complete any Level 2 or Level 3 repairs is client, property, and goal dependent. We’re here to help you decide what is the best plan of action for your goals. We’re also here to help you tackle any of the items listed below whether that’s paying for a cleaning crew, giving recommendations on specific upgrade materials, and much more. Lean on us to guide you through the entire process.
Level 1 | Minimal Effort and Minimal Cost
(you will always net more money by completing these items)
- Deep clean
- Declutter and depersonalize
- Tidy landscaping
- Remedy smells (do you need to run a dehumidifier in the basement?, etc...)
- Remove or hide valuable items
- Replace light bulbs to higher lumen bulbs in soft or warm white in poorly lit areas
- Remove any political or religious items
Level 2 | Moderate Effort and Moderate Cost
(you will almost always net more money by completing these items, but will always have a better selling experience)
- Complete small sized repairs (plumbing leaks, loose handles and railings, chipping/peeling paint, etc...)
- Paint the walls of any rooms that have ‘bold’ colors with a neutral off white, gray, or beige
Level 3 | Variable Effort and Variable Cost
(you will usually net more money by completing these items, but will always have a better selling experience)
- Complete medium sized repairs
- Paint the walls of the entire house a neutral off white, gray, or beige
- Paint the baseboards, window/door trim, and doors white (only if already painted)
- Replace damaged/worn flooring
- Upgrade any dated hardware in kitchen/baths
- Upgrade any dated light fixtures to new LED fixtures
